What are the requirements to convert a residential property into an assisted living facility (ALF) or group home?

๐Ÿ  To convert a residence into an ALF or Group Home, a Residential or Commercial Building Permit is required:

  • Residential Permit โ€“ for 5 occupants or fewer (Fire plan review required)

  • Commercial Permit โ€“ for 6 occupants or more


๐Ÿš’ย ย Fire Sprinkler System Requirements As per Florida Building Code Sec. 903.2.8 and FFPC-101 Sec. 32.3.3.5.1:

A fire sprinkler system is required in all ALFs, Adult Family Care Homes (AFCHs), Group Homes, and similar facilities:

  • 5 or fewer residents โ†’ 13D system

  • 6 to 16 residents โ†’ 13R system

  • More than 16 residents โ†’ Full 13 system


๐Ÿ”” A fire alarm system is mandatory in all facilities, regardless of the number of residents.
