What are the requirements to convert a residential property into an assisted living facility (ALF) or group home?

🏠 To convert a residence into an ALF or Group Home, a Residential or Commercial Building Permit is required:

• Residential Permit – for 5 occupants or fewer (Fire plan review required)

• Commercial Permit – for 6 occupants or more

🚒  Fire Sprinkler System Requirements As per Florida Building Code Sec. 903.2.8 and FFPC-101 Sec. 32.3.3.5.1:

A fire sprinkler system is required in all ALFs, Adult Family Care Homes (AFCHs), Group Homes, and similar facilities:

• 5 or fewer residents → 13D system

• 6 to 16 residents → 13R system

• More than 16 residents → Full 13 system

🔔 A fire alarm system is mandatory in all facilities, regardless of the number of residents.
